But whether you're a first-time home buyer, a seasoned homeowner needing to move, looking for investment opportunities, or you want a piece of land on which to build, you don't have to pay a dime to the REALTOR that helps you find it, under most circumstances. How can you beat that?

As a buyer, you have full access to the searching abilities, negotiating skills, network and support system of the REALTOR that you are working with, without having to add one more expense to the process.

And by working with me, Katie Hesse, you can take further comfort knowing that I will work tirelessly every day, with honesty and good faith, until you have the keys in your hand.

Education
New home-buyers are often unfamiliar with the process of buying a house. I will explain how things work and strive to answer any questions you may have.

Daily Search
The real estate market can move at lightening speed - as a member of the Multiple Listing Service (MLS), I have access to up-to-the-minute information on listings entering and leaving the local market. I will search daily for properties that meet your search criteria and notify you when there's a match.

Home Showings
When we find homes that you'd like to see, either my listings or those of other agents, I will arrange showings at your convenience.

Prepare and Present Offers
Once you've found the one, I will help you to prepare your written offer, and I will present it to the seller's agent on your behalf.

Negotiation
The terms of an offer are sometimes more important than the price. I will negotiate both on your behalf with the seller's agent.

Referrals
If you need names of local service professionals, be they mortgage lenders, inspectors, or contractors, I can provide a list of reputable people in each field.

Representation
I will be happy to attend home inspections and other appointments with you to make sure your questions are answered, and so that I may become more knowledgeable on your property.

Work with Lender
I will work with your lender to get you the best rate and terms on your loan, and I will work closely with them to make sure the deal closes smoothly.

Monitor Progress
You can rest easy knowing that someone else is monitoring the closing process. From appraisals and title work to scheduling and attending the closing, I will keep constant tabs on our progress.

Closing

Follow-up
Clients remain important to me long after the sale. I will continue to be available to answer questions, do an annual market analysis if desired, and simply keep in touch to make sure you get the most from your home-buying experience.
